In recent years, the home prices decreased, quite a bit. Then there was no inventory of homes. The prices kept going down. Now that the market is thawing, the homes are back the market. Supple and demand are almost in ratio, the prices are going up. The homes are staying for long in the market. Its called a healthy market.
There are some homeowners who are waiting, holding onto homes waiting for their home's value to go up?
While there are others who want to try selling their home themselves, thinking that they will maximize the profits. They do that,because they think that by selling the home themselves, they are saving the money they would be paying as commission to the Realtors!

Home sellers always think that their home is worth more than the market price.An experienced agent knows the market, and does a market analysis, then prices the home based on those specifics. 
2. Negotiating
Selling your home is the most important transaction. The negotiations in the sale process is done at the initial offer, the counteroffer, and then at inspection and when concessions are requested. 
You need a skilled negotiator to negotiate.
3. Marketing
You want your home to get the maximum exposure to the greatest number of potential buyers. Professional agents will make professional flyers, coordinate the Internet marketing, and host open houses, brokers open. Email, phone calls, everything is handled by the agents professionally.
4. Handling Buyers
The majority of potential buyers are represented by an agent. Agents worry that if they are working with a FSBO they might not get the commission. 
And if a buyer comes directly, without an agent, they are usually looking for a deal!
And, if you as a FSBO are paying the buyers agent a commission, you are only saving the other half of the commission. Meaning you are paying 3% to the buyers agent and are saving only the other 3%
The agents qualify the buyers for you, show your home for you, you don't have to be there to open the door. They will put the lockbox on the door, so only the licensed agents open the door.
