Selling your home in Fall or Winters

While spring and summers are the peak time for home sales and purchases because of the schools and other reasons, the second most active time for buying or selling a home is in the Fall. Homes sell in all seasons, there are buyers out there looking for homes year around, so thinking that homes will only sell in Spring and Summer is false. I have sold homes in early spring, thanksgiving, December. So there is no bad time for selling a home.
There are some different considerations to take into account when selling your home in Fall and Winters,in terms of home preparation and curb appeal
Curb appeal is something that is important during any season, and more important during Fall and Winters. It is what the buyers see first, the front of the house.  Remove the dead plants, remove the weeds, yard should be properly mowed, bushes trimmed, especially in front of the windows. Don't hide your windows by bushes. Hire a company to maintain the yard looking green and weed free if you have to! It will be short term, and they are not usually very expensive.With the Fall, also come the leaves from the tress, so keep a rake nearby to rake any leaves that fall to the ground. Also clean the gutters regularly.In the Winters, make sure that the driveway and paths are clear from the snow. I have gone to homes with buyers, and the driveways are covered with snow and there is noway to go inside the home. The buyers just turn around and don't see that home.

Exterior of the homes should be also checked to see that door and window trims are okay, nothing needs repair, or is falling apart, or needs paint, especially the caulking on the windows and the window screens. Check the roof, garage door, power wash the home. Put a fresh coat of paint on the door, change the lock, if needed.  Fall and Winter decorations also add to the curb appeal, but don't go overboard.Also make sure that you have the house number on either the mailbox, or the home in a nice way. And also clean around the mailbox, if its on the sidewalk, and freshly paint it.
Check your garage door, and to see that everything is working okay.  You can have a garage door person come and service your garage.
Also you can call HVAC person to come and service your furnace or whatever system you have to make sure nothing in wrong with it.
I usually sell  homes and as soon as I put it on the market I get a warranty on them, so if anything fail during the listing period, its usually covered by the warrant company. So I would suggest, that you suggest the same to your Realtor.
In the end, hire a  Realtor who knows how to market homes, and uses many different tools to help sell your home.who use their social media marketing and blogging strategies.

The interior of your home should be clutter free, clean, nice smelling.  Some basic  things to do before selling your home include painting, carpet cleaning or replacement, refinishing wood floors if needed, and more as needed. Look at it from the point of view of buyer, would you buy this house? Also your Realtor can help you in what changes need to be done.Buyers are usually looking for homes, in which they don't have to spend much money after they buy it. Also if something needs fixing, like a plumbing issue, etc, get it done. Look at the home like a home inspector, any loose railings, any tiles coming off, any door not closing properly, its good to have everything fixed, before the home inspector comes.
Keep the decorations to the minimum, minimum family pictures, minimum art on the wall, if you have good floors, don't put any rug on the floor. You want to show off the good things of your home. No magnets on the fridge, Box everything you are not using, and put it in the garage. De-clutter as much as possible.
